Your rental loss reading can start. Where should we reach you?

How the free loss reading works

    1. Name the yearFour taps cover the loss, the nights, the deed, and the timing.
    2. Pick a video timeBring last year's return if you have it, plus a note of nights anyone stayed.
    3. Hear usable or heldWhich part reached the return, what basis already dropped, and whether a study would be early.

    Two lines, before any product

The schedule can show a loss and the return can ignore it. We separate the paper line from the part that survived the passive rules, and we say which year you are in.

A study changes when cost is recovered. It does not make a held loss usable, and we do not sell one or quote a percent of the purchase price. Hours are a log. We do not award a title.

Steven Palmieri is a Tax CFO and the Entrepreneur's CFO. The practice is not a CPA firm and does not sign audit or assurance reports.

    Questions people ask first

Does the loss reading cost anything?

The first video conversation has no charge, and nothing is signed on it. If a later engagement is worth paying for, the price is written down before any month is closed.

Will you push a cost study?

No. A study can pull some building cost into shorter lives. It cannot unlock a loss the passive rules are holding. If this year cannot use a loss, the study can wait.

Can the rental loss offset wages?

Only through the special allowance of up to 25,000 dollars when it still applies, or when both real-estate-professional tests are met and logged. Otherwise wages and the rental loss sit in different piles.

What if depreciation was left off?

Basis still falls by the depreciation you were allowed to take. Leaving the line blank does not save basis for a later sale. We say whether catching it up would even matter.
