Rental Tax StrategiesHand over one property
One address, one year, and a straight answer on usable or held. No price is printed here.

What to gather
Last year's return, the depreciation list if you have one, a note of the nights you stayed, and whether a platform paid you. If an entity holds the title, the name on the deed. If a project is coming, the month you expect it to be finished. That set is enough. A messy folder still starts the conversation.
Leave passwords out of the note. Leave bank account numbers out too. A year and a description of what the return did are enough for the first conversation. A statement, if we need one, waits until an engagement is signed.
There is no fee on this page because a fee depends on the year you actually have. A quoted package would be a fiction. The conversation is how you learn whether you need an engagement at all.
What you get back
Usable or held, in ordinary words. If depreciation was skipped, we say what that did to basis. If the nights blow up the loss, we say that. If a study would be early, we say that. You can leave with the answer.
If you want the months kept after that, the work is a close: bank tied, rent distinguished from transfers, escrow taxes and insurance picked up, the asset list current. Reports come from the close. The return comes from the reports.
Once the rental bank lines are tied out, Steven Palmieri keeps that monthly close, under the Tax CFO title and the Entrepreneur's CFO title, and says whether the loss can move the return. Video carries the call. Shared books carry the numbers. The questions on the return do not change with the state line.
What we will decline
We will decline a request to sign an audit, a review, a compilation, an appraisal, or a cost study. Those signatures belong elsewhere. We will also decline to award a professional title you have not logged.
We will decline a year that is only a mood and a hope for a refund. If you can tell us one fact, we can start. If you want a promise before any fact, we will say no, kindly, and you will still have the pages.
Use the form or the calendar. Both reach the same practice. The phone in the footer is the third path, and it is the one that works with scripts off.
