Rental Tax StrategiesNights you stayed in the house
A loss is not allowed from a guessed night count. The nights come first.

The residence test
Personal use past the greater of 14 days, or 10 percent of the days rented at a fair rental price, means the dwelling was used as a residence. That sentence is the federal test owners trip over when a house is both a getaway and a rental. Fair rental days are days rented at a price a stranger would pay, not days a relative stayed for a token.
A residence that was also rented is limited. Deductions tied to the rental can be held to the rental income, in an order the form specifies. You do not get a loss simply because the mortgage was large and you were away for part of the summer. The nights you and your family used the house are the fact that changes the answer.
Days spent mainly repairing the property can be treated differently from days you used it as a home. The facts have to be real. A weekend of one small chore and three dinners is not a repair day. We will ask what you did, and we will not stretch a visit into a work week.
Fewer than 15 rental days
If you rent the home for fewer than 15 days in the year, the rent can stay off the return, and the rental expenses stay off too. Mortgage interest and taxes may still be personal itemized deductions when the rules for those deductions allow them. This is a different subsection from the residence limit above. Owners mix them up because both involve the number 14 or 15.
A short rental of the home you live in is not the same question as a short stay rental you operate all year. If a platform paid you for a few days around a local event, say how many days. We will say which subsection is even in play. We will not teach an occupancy tax on this page.
Keep a calendar. The memory of a good week is not a record. Write the date you arrived, the date you left, and who else slept there. A log you build in March for the prior year is weaker than notes you kept at the time, and we would rather see the weaker log than none.
What to send
Send the nights, not a strategy name. A blank night count is an honest answer. We would rather pause than allow a loss from a shrug.
Personal use also matters when someone claims the activity is not passive because the average stay was very short. Family days still count as personal use under the dwelling rules. A platform payout does not erase them.
The emotion here is familiar. The house is yours, and using it feels like the point of owning it. The return asks for a count anyway. We can hold both facts without scolding you for staying in your own place.
