Rental Tax StrategiesWhy the loss did nothing
The loss was real. The passive rules held it away from the rest of the return.

The short answer
You had a rental loss after depreciation, and the return you filed did not change the tax you expected. In the ordinary case the passive activity rules held the loss. Rental activity stays passive even when you materially participate, unless the real estate professional tests are met. Wages are not passive income. A passive loss does not reduce them, apart from the special allowance when that allowance applies and has not phased out.
That is the whole mechanism. The hold is a sorting rule. Owning the house is not punished, and a real loss is not treated as fake. The loss waits for passive income or for a full taxable disposition, unless a specific allowance lets some of it through.
A bigger loss would have waited too. That is why a study, ordered to enlarge the number, would not have changed the feeling you had when you looked at the return.
The checks that come before a different answer
Did you materially participate and also meet both professional tests, with a log? Did you have other passive income? Does the special allowance apply at your income? Did personal use turn the dwelling into a residence and cap the deductions at the rent? Was the activity on the wrong schedule? Each of those is a different reason the return sat still. Annoyance does not establish any of them.
Depreciation you skipped did not save you. Basis fell anyway, and the loss you were allowed may be smaller than the economic decline you feel. Those are different disappointments. We keep them separate so the fix matches the miss.
If the year is closed, we say what is held and where it will be tracked. If the year is open, we say whether a real decision remains. We do not invent a retroactive use for a loss the statute holds.
Where to go next
If you want the night count, read the page on nights you stayed. If you want the hours test, read the page on the log. If you want the sale, read the page on depreciation and a disposition. This page is only the reason the return sat still.
The offer, after that answer, is one year of one property. Send it if you want us to say usable or held against your facts. The answer above is complete without that step.
